Leasing and Building Information

Affordable luxury living is possible on the UCLA campus! 437 Gayley Ave. AKA "The Pink Palace" has been the most popular, most sought-after building for UCLA students since 1988.  

Our units have the largest square footage in the area at 1,000-1,200 sq ft. and the complex just footsteps to campus, making it the ideal location. 15 units total. Twelve 3-beds and three 2-beds. 

All leases are one-year leases that start July or September and go one year or longer depending on the timing.

The rates are as follows:

3 Bed/2 Bath:              $6,500.00-$7,000.00 (rates go up the higher the floor and if it's a corner vs. middle unit) 6 person maximum at this rate. Most do 6 people in a 3 bedroom. $300 added rent for 7th tenant. 

2 Bed/2 Bath:              $4,800.00- $5,000.00 (rate increases the higher the floor) 4 person max at this rate. Most do 4 people. $300 added rent for 5th tenant. 

WE HAVE THE BEST PARKING IN WESTWOOD! We do a PAY-PER-SPACE system of just $130-$150 per space (area average is $175-$200). All spaces are unstacked, single spaces in a large garage and you can get as many spaces as there are tenants in your unit!
 
All units come with a FULL KITCHEN, including a refrigerator, stove, oven, microwave, and dishwasher.  

All units have new laminate hardwood floors in every room plus huge bathrooms with double-sinks and countertops. 

There is central A/C and heat in every unit.

Units come unfurnished, however, we work with a high-end furniture rental company that can furnish your apartment, plus move everything in and out for you, for as little as $50 per month per person. CLICK HERE to see furnishing options and packages.


Owners pay for water and trash only. Tenants pay: power, gas, cable/internet
 
There are app-operated laundry facilities on every floor. 

No Pets are allowed.

No Parties are allowed on the premise. Quiet hours every night 11:00 pm to 11:00 am including weekends. Onsite managers strictly enforce the quiet hours and no-party rules. 

Waitlist opens every December. Tours start early February and generally only last a week or until all units are rented.

Application Instructions: Each member or your group must fill out an application and turn it in with the $20.00 application fee. Please fill out the application fully, however we do not need bank account or credit card numbers. If your parents are paying for you, most will put their parents’ info for the financial section. If you receive financial aid, you can attach that with the application. Social Security numbers are mandatory to run background checks.

Lease: This is what your lease will look like before specifics for your unit are filled in. We will also add in the “No Party” rule and fee information for unlocking doors if you get locked out and for after-hours non-emergency work by management.

Continuing Guarantee: If you would like your parents/guardians to be guarantor for you or your group, they will need to fill out and sign his form and turn it in before signing the lease.
